In the last article we went through ‘how to find out if the seller of a property is indeed the seller’.
Today we want to find out about the second dimension – the property:
Our task here is to match the property to the seller. How can we achieve this?
1. Search: Ministry of Lands and Housing at the different Zonal offices keeps a record of every transaction that pertains to land.
Before you engage with any seller ensure that you do a search to verify that the person claiming to own the land is the registered proprietor by means of a search.
Get a surveyor, lawyer or you can drive over to the office yourself and pay the fees and then get an official search report.
This is very critical as part of the document trail and evidence.
2. Opening boundaries: A 50 x 100 plot in Gayaza can look exactly as a 50 x 100 plot in Garuga.with regards to dimensions. Even within the same estate, the plots can all look similar. How do you ensure that the one you purchase is actually the one the seller rightfully owns? You do not wish to start developing your plot and then someone else comes and stops you from progressing because you have picked the wrong plot. Opening boundaries is very critical to ensure that you have the right property. A trained and licensed surveyor should be able to locate the right property. Always go the extra mile and make sure you are dealing with the right property.
These are the two major technical ways to ensure that you do have the right land: Let us know if you have any other proven method.
