Bonus Points for Effective Land Purchase

Over the last few weeks we’ve been looking at how to ensure your purchases are fool proof.

Today we wish to explore some more seemingly obvious points but which are sometimes ignored.

Lets go:

1. Road access: seems very obvious but always make sure there is a designated access road to the plot. And more importantly verify that this road access is captured in the blue print. Just seeing a road leading to your ‘dream’ location might not suffice. Otherwise you can end up being landlocked and hence having to fork out more money to buy road access.

2. Zoning: if you wish to put up a residential house or a commercial property, check to make sure the site you have chosen is not within a zoned area. This simply means that area has not been demarcated for a strict purpose say commercial. You save a lot. Buy a residential plot in a residential area or if it is within an industrial park in the residential area of that park.

3. Terrain: Always open boudaries to ensure that your site is within an area that will not present you with serious construction challenges or no use at all. For example if you bought land on a cliff, you can’t do much on it.

4. Wetlands: Wetlands are not only conserved areas and therefore require permission to utilise, they are also very cumbersome in terms of construction.
Where possible, steer clear.

5. Highways, main roads and road reserves and high voltage powerlines: There are legal requirements on the distance from the centre of each classification of each road and high voltage powerline. Make sure you are conversant with these distances before you purchase your piece of land otherwise you might have very little actual land to utilise after compensating for those distances. Under the old act the distance was 50 feet. High voltage powerline wayleaves range from 7.5m from the centre of the tower to 30m depending on their voltage.

6. Utilities: (Water, power, telephone network, etc). Even though lyca mobile provides some of the best rates for internet bundles, not everyone is able to take advantage because of their current locations. So always test for network before spending your money on a plot. Water and electricity are very key to a decent livelihood especially if you wish to live in the area immediately.
